What should I know before buying a home at Wintergreen?

Understand the property types (mountain condos and valley homes), the two layers of association fees, the rental rules if you plan to earn income, winter access, and the two-season recreation that drives demand.

Know the communities

Wintergreen Resort condos and homes sit on the mountain. Stoney Creek homes sit in the valley, with golf and lakes. Nelson County properties are more rural. Some mountain condos and homes are truly ski-in/ski-out, which is worth confirming property by property.

Decide how you will use it

Wintergreen works as a full-time residence and as a second home, and the choice shapes everything else, from how much winter access matters to whether rental income is part of the plan. Second homes are common here: in ZIP 22958, 48.0% of housing units are held for seasonal use.

Owner to confirm: The firm's guide says “roughly 45 miles” from Charlottesville in its opening answer and “45 minutes” in its table; a June post says Stoney Creek is “just 35 minutes” away. The table is shown. Owner to confirm which figures stand (open question 28).
