Dues by building
This is the table buyers ask for. The firm sees each building's dues in the listings it handles; the figures go here, dated, once it supplies them.

Owner to confirm: No dues are published here until the firm supplies its own figures by building, with the date each was checked (open question 14). Nothing is estimated.
The WPOA annual assessment, 2026
Nearly all owners on the mountain belong to the WPOA. In its words, owners pay “this annual fee for roads, parks, meeting halls, police, fire & rescue, pools, landscaping, and more.” The rate depends on whether the property is built on and how many owners are on the deed; assessments are due February 1.
- WPOA annual assessment, homes and condos
- $2,279$3,419 with a third owner on the deed; due February 1. 2026. Wintergreen Property Owners Association, annual assessment and fees
- WPOA annual assessment, lots
- $1,512$2,268 with a third owner on the deed; 15% penalty after February 1. 2026. Wintergreen Property Owners Association, annual assessment and fees
Condominium association fees
A condo adds the building's own association dues. They cover exterior maintenance, building insurance, water and sewer in many cases, and shared amenities such as pools, so they are usually the larger of the two. They vary by building with its age, amenities and reserve health.
What to check before you buy
- The current fee schedule for the specific property, not a general estimate.
- The reserve study and reserve balance, which show whether a special assessment may be coming.
- Any planned special assessments or recent fee increases.
- What is included and what is billed separately: some buildings include utilities, others do not.
Frequently asked
Do all Wintergreen properties have HOA fees?
Almost all owners pay the WPOA annual assessment: $2,279 for a home or condo and $1,512 for a lot in 2026. Condo owners pay an additional condominium association fee. Vacant homesites typically pay the WPOA assessment only.
Are Wintergreen HOA fees higher for short-term rental properties?
The association dues are tied to the property, not its rental use, but rental owners may have program or management costs. Homes and condos rented for less than 30 days must also be registered with the WPOA, as they have been since January 1, 2023.
What happens if there's a special assessment?
A special assessment is a one-time charge beyond regular dues, usually for major repairs. Reviewing a building's reserve study before buying is the best way to gauge that risk.
